01About these Terms

These Terms and Conditions govern the use of the bnbz.com.br website and the services it offers, operated by Bnbz Ltda., registered under CNPJ no. 09.340.718/0001-00, with its head office at Av. Paulista, 807, suite 2315, Bela Vista, São Paulo/SP, Brazil (“Bnbz”).

By using the website, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the website.

02What the website offers

• Information about our management services for short- and mid-term rentals.
• A free estimate of a property’s rental income potential.
• Search and booking of stays at Bnbz properties, for guests.
• Access to the Owner Portal (app.bnbz.com.br) for Bnbz clients.

03Free rental income estimate

1. The estimate is free and does not oblige you to hire Bnbz.
2. The report is an estimate based on the information you send, the public listing data (when you share the link) and third-party market data. It is not a promise or guarantee of revenue, occupancy or nightly rates: actual results depend on seasonality, demand, competition, building rules, the property’s condition and other factors.
3. You confirm that the information you send is true and that you own the property or are authorized to act on its behalf.
4. By sending photos or sharing a listing, you confirm that you have the right to share them and authorize Bnbz to use them to prepare the report. Using the photos in listings depends on a management agreement.
5. Bnbz may decline incomplete requests, properties outside its service area or properties that do not meet its criteria.

04Management agreement

Management services only start once a property management agreement is signed, defining the scope, fees, payouts and responsibilities. In case of conflict, the agreement prevails over these Terms.

05Bookings and stays

1. Bookings are made on the Bnbz website or through partner platforms such as Airbnb and Booking.com. The price, cancellation policy, check-in and check-out times and house rules shown at the time of booking apply.
2. Bnbz manages the properties on behalf of their owners. Bookings made on the Bnbz website are also subject to the Hosting Terms, accepted at the time of booking.
3. Bookings made through third-party platforms are also subject to those platforms’ terms.
4. Guests must present the documents required for check-in, follow the building and house rules and take care of the property.

06Owner Portal

Access to the Owner Portal is personal and intended for clients with an active agreement. You are responsible for keeping your password confidential and for notifying Bnbz if you suspect any misuse.

07Acceptable use

You agree not to:

• send false information or third-party data without authorization;
• try to access restricted areas, interfere with the website or use bots to collect data;
• use the website for unlawful purposes or in a way that infringes third-party rights.

08Intellectual property

The Bnbz brand, logo, texts, layout, images and other website content belong to Bnbz or its licensors and are protected by law. Copying, reproducing or using this content without prior written authorization is not allowed.

09Third-party services and links

The website contains links and tools from third parties such as Airbnb, Guesty, Stripe, WhatsApp and social networks. Bnbz does not control these services and is not responsible for their content, availability or practices.

10Availability and liability

1. We work to keep the website online and its information accurate, but it may be unavailable or contain errors. The information on the website is general in nature and may change without notice.
2. To the maximum extent permitted by law, Bnbz is not liable for indirect damages arising from the use of the website, decisions made based on estimates or failures of third-party services.
3. Nothing in these Terms limits the rights guaranteed by Brazil’s Consumer Protection Code.

11Privacy

Personal data is processed in accordance with our Privacy Policy.

12Changes

We may update these Terms at any time. The version in force is always the one published on this page, with the date of the last update at the top.

13Governing law and jurisdiction

These Terms are governed by the laws of Brazil. The courts of the City of São Paulo/SP have jurisdiction, without prejudice to the consumer’s right to bring proceedings in their place of residence.
